The neighbourhood - Regent Park
I was invited to the VIP brokers event for this new Daniels project in Regent Park (Yes, where you're thinking) by Dundas and Parliament. We all know about the area and the connotations it brings, and so does the City of Toronto, the Toronto District School board, and a lot of developers to integrate this 69 acres back into be a part of downtown Toronto. In between Cabbage town to the North and the distillery district to the south, the city will start from the basics, the roads and sidewalks. They are going to bring this "no mans land" into developing it with it's own character and uniqueness by reconnecting it to the city.
The city will also bring an Aquatic center with a recreational swimming pool, lap pool, and water slides complimentary to a 6 acre green space put into the middle of this redevelopment area. This green space will have enough space for farmers markets, a greenhouse, playgrounds, an off-leash dog park, picnic areas and a splash pad.
Nelson Mandela high school (On Shuter and Sackville Street) is currently under renovations already that will soon be attached to a brand new community centre with a community kitchen, gymnasium, running track, weight room, etc. The Toronto district school board is preparing for the flood of new students in the area.
There will also be a 60,000 square foot new Arts and Cultural centre that will bring the diverse heritage of the neighbourhood to life to make a community FEEL like a community.
In this 6 phase renewal, is in its latter half of the 1st phase. One Cole was developed by the same builder, Daniels to start the revitalization of Regent Park in which it was awarded the "Best Green Design" of the year and with the steps the City of Toronto and Toronto Community Housing is taking to reconnect and re-energizing Regent park by adding new commercial units, it's been awarded the Best Community of the Year. The dream of developing a self sustaining community is on its way to becoming a reality.
One Park West Boutique Condominium by Daniels
One Park West Boutique Condos, a 13-storey residence inspired by the Bauhaus School of Design, will be situated on the North West corner of Dundas Street East and Sackville Street (East of Parliament). Beside the Boutique Condos at One Park West, there will also be 51 townhouse units that add to the diverse neighbourhood. All units in both projects features Energy Efficiency design throughout with the LEED gold certification for environmental design.
When you enter the condo lobby at ONEPARK West, you will be greated with a natural organic setting called the "Root Cafe".
The "Treehouse" is the penthouse level filled with amenities such as the health/fitness studio, a home theatre, games room, the Treehouse lounge and Sunset terrace (Facing west) and the Sunrise terrace and lounge (facing east).
Daniels has a big focus on being energy efficient, eco friendly and putting "green" in the details. High efficiency lights in the common areas, materials with low VOC (Volatile Organic Compounds) are used, windows that are double-paned, low-emittance glass windows, complete Energy Star certified appliances, water-efficient faucets and dual-flush toilets, bicycle storage and tall grass grown along the outside of the 10th floor and penthouse level to complete the image.
Principal rooms in all suites come with standard 9ft ceilings, 4" baseboards, and solid laminate flooring throughout. Kitchen features contemporary cabinetry, granite countertop, porcelain tile backsplash, and stainless steel appliances. Bathroom features low water consumption toilets and a marble countertop with porcelain tile floor. Laundry comes with stackable front loading washer/dryer on ceramic tile floor.
Following One Cole (Phase 1) in the whole revitalization of Regent park, the prices are similar in their price range. One Cole was selling for approximately $420/sq ft. One Park West Condominiums are selling for approximately $430/sq. ft. starting at $165,900 and the Townhomes are selling for approximately $380/sq. ft.starting at $269,900.
One Park West is targeted towards "First Time Home Buyers" with a fantastic deposit structure (as little as 5% down) and the fact that it is currently under construction before going on sale, Home Buyers can move in as early as the beginning of 2011!
